Permanent Lighting, Planned Around Your House
Our work is permanent exterior lighting installation. A slim aluminum track mounts under the roofline or along the gutter edge, LED lights sit inside it, and you control everything from your phone. We're licensed and insured, and before anyone sets up a ladder you'll know exactly which runs we're lighting, where the power comes from and what the job costs.

Permanent Lighting
App-controlled LED lighting mounted along your roofline in low-profile track, set up once and used every season without ladders or tangled strands.
Exterior Soft Wash
Low-pressure soft wash that clears green algae, mildew and grime from vinyl, aluminum and painted siding without forcing water behind it.
Roof Treatments
Low-pressure roof treatments that kill algae, moss and lichen at the root so shingles stay drier and the black streaks fade.
Gutter Clearing
Hand-cleared gutters and flushed downspouts on a schedule you choose, so clogs get handled before they reach your fascia or foundation.
Exterior Window Care
Exterior glass, frames, sills and screens cleaned by hand and pole, scheduled ahead for spring pollen or fall holiday prep.
Concrete & Paver Care
We lift winter salt, tire marks, algae and grime from concrete and pavers so your walkways and patio look cared for and feel safer underfoot.

Why Neighbors Plan Their Lighting With Us
Most people call us because they're tired of hanging strings in the cold. They stay because nothing about the job surprises them.
- 01
Licensed and insured
That covers the exterior work we do on your home, from the ladder work to the wiring connections. If you'd like to talk it through, ask when you call and we'll explain it plainly.
- 02
A written estimate before any work
You get a line-item estimate that lists each run by length, the number of zones, the controller and any trim or fascia prep. If something changes once we're on site, we talk to you before we do it.
- 03
We'd rather install early than rush
Fall fills up fast with people who want lights before the holidays. Booking in spring or summer means a relaxed install day, dry fascia boards and lights that are already working when the first cold snap hits.
- 04
Track that blends into the trim
We match the track color as closely as we can to your gutters or fascia, so during the day it reads as part of the house. Wiring runs along the track and into the soffit instead of hanging down the siding.
- 05
Straight answers about your roofline
If a fascia board is soft or a gutter is pulling away, we'll show you a photo and tell you before mounting anything to it. You decide what happens next.
What Shapes the Price of Permanent Lighting
No two rooflines are the same, so we price each house on its own measurements. These are the things that move the number up or down. Knowing them ahead of time makes it easier to budget and decide which runs matter most to you.
Your quote is free. We talk through the project by phone, measure the house in person, then give you a written estimate with every line spelled out and no prices invented on the spot.
- Linear feet of roofline
- The biggest factor is simply how much track and how many lights the job needs. A front-facing run along a ranch is a very different project from wrapping every side of a two-story colonial.
- Height, pitch and access
- Second-story eaves, steep gables and dormers take more time and more careful ladder work. Tight spaces between houses or a deck under the roofline also add setup time.
- Power and controller location
- The lights need a power source near where the run begins. An exterior outlet close to the soffit keeps things simple, while a longer path to power adds labor.
- Number of zones
- Lighting the front separately from the sides or garage lets you run different patterns or turn sections off. Each added zone means another connection point and a bit more planning.
- Condition of the fascia and gutters
- Track needs solid wood or a sound gutter edge to hold onto. If repairs are needed first, we flag them in the estimate so they never show up as a surprise.
- When you schedule
- Booking outside the fall rush gives you more choice of install dates. Planning a phased project, front of the house this year and the rest next, is another way to spread the cost.

A Local Crew That Likes a Good Plan
We're a lighting contractor serving Amsterdam and the towns around it, and permanent lighting is what we focus on. Upstate winters are hard on anyone climbing ladders to clip up strings, and hard on the gutters those clips hang from. A properly mounted track solves both problems for good.
We work best with homeowners who like to think a step ahead. You tell us how you want the house to look on a winter evening, a summer party or the Fourth of July, and we plan an install that delivers it, with a price you can see in writing before you commit.

How a Lighting Job Runs
Most installs take a single day once the plan is set. Here is what happens from the first call to the moment you turn the lights on.
- 1
A phone call about your house
Tell us about your home, which sides you'd like lit and what you have in mind for colors or holidays. We'll set a time to come out and measure.
- 2
Measuring and planning
We walk the outside of the house, measure every run, check the fascia and gutters, and find the best spot for power and the controller. You'll see where the track will go before anything is mounted.
- 3
Your written estimate
We send a clear, line-item estimate. Take your time with it, ask questions, and pick an install date that suits you.
- 4
Install day
We protect plantings and walkways below the work area, mount the track, set the lights and tuck the wiring out of sight. Before we leave we pick up every clip, scrap and offcut.
- 5
Walkthrough and app setup
After dark or with the lights on, we test each zone with you and set up the app on your phone. We'll show you how to save favorite scenes and set timers so the house lights itself.
Questions Homeowners Ask Us
How long does a permanent lighting install take?
Most homes are finished in one day. Larger houses, several zones or a lot of second-story work can stretch into a second day. We'll give you a realistic estimate of time when we measure.
Will I see the track and lights during the day?
Not much. The track is slim and mounts tight under the roofline or along the gutter edge, and we choose a color close to your trim. From the street it mostly disappears until the lights come on.
Does mounting the track damage my roof or gutters?
We fasten into fascia boards or the gutter edge, not through shingles. If any wood is soft or a gutter is loose, we point it out with photos before installing. That way the track has something solid to hold onto for years.
How do the lights hold up to snow and ice?
The LEDs sit inside the track, which shields them from snow, ice and wind. You don't take anything down at the end of the season. They're built to stay up and work year-round.
Do I need to be home on install day?
It helps if you're around when we arrive so we can confirm the plan and the power location with you. Since the work is all outside, you don't need to stay home all day. We do ask that someone be there at the end for the walkthrough and app setup.
When is the best time to book an install?
Spring and summer are ideal because scheduling is easier and the weather cooperates. Many people wait until October, then compete for dates before the holidays. Calling a few months early gives you the most choice.
Can I change the colors and patterns myself?
Yes. The system is app-controlled, so you can switch from warm white to holiday colors, set timers or create your own scenes from your phone. We set it up with you before we leave.
